North Star Construction Management Inc. of Upper Macungie
Township started construction on a 25,000-square-foot Senior LIFE Lehigh Valley
Inc. Center at 3365 Highpoint Blvd. in Hanover Township, Northampton County.
The estimated construction cost is a little more than $5
million, said Jim Gentile, president of North Star. The project should be
finished by the end of December, he said.
The center will offer adult day care and also have staff
to go to homes to offer adult care, Gentile said.
The Senior LIFE program is designed to help seniors live
in their homes for as long as possible. Geriatric doctors and nurses work with
members to create comprehensive care plans customized to the individual’s
needs.
Gentile said the site is a good location for this type of
service. The lot is bounded on the north and east by High Point Boulevard, on
the west by Holiday Inn and on the south by Valley Center Parkway.
“The businesses are all around here; with the
demographics that are there, it’s really centrally located for a lot of
businesses,” Gentile said.
Gentile’s development company, Polaris Properties, sold
the land to the business, he added.
Northampton County property records show Lehigh Valley
Properties Associates LLC bought the property for $900,000 in January.
Meanwhile, Gentile’s company also submitted a proposal
for a hotel to be built adjacent to the site of a barn that a teenager
allegedly set on fire in February in the township a short distance from the
adult day care center.
While the skeletal remains of the structure on Stoke Park
Road are still standing, there has not been anything slated for that building
yet, said Yvonne Kutz, zoning officer for Hanover Township, Northampton County.
A proposal to subdivide the property came before the
township’s zoning board.
The property, zoned for planned office, research and
residential use, is part of Lehigh Valley Corporate Center Phase II. The
developer and property owner, Polaris, proposed the hotel, with Ridge Back
Hospitality LLC as the applicant, she said.
The hotel is proposed for half of the lot but not the
other lot with the barn. The subdivision would allow for a two-story building
no taller than 23 feet.
However, Gentile said, the plan for a hotel is on hold
and he is looking at the township’s recommendations.
