ON MODULAR: Cross Properties
has completed a $20 million student housing project in Philadelphia called Good
Food Flats.
The developer partnered with
Drexel University on the project at 4030 Baring St. that incorporates several
amenities geared toward students attending the school’s hospitality and sports
management program. A commercial kitchen and a garden area to grow herbs,
vegetables and other plants are part of the project as well as study pods that
look similar to co-working spaces.
Good Food Flats was
constructed using modular components.
To further differentiate itself from the competition, the
developer will also provide other programming to tenants that is centered on
cooking, careers, wellness, and other areas that seek to foster various aspects
of a student’s life in college. “At the end of the day, it’s all about building
a community,” said Kevin Michals, managing partner of Cross
Properties.
While it caters to students in Drexel’s hospitality
program, Good Food Flats is open to other students as well. It has 175 beds.
The average bed in a fully furnished unit runs $800.
