York-based Core Design Group LLC said it has been hired
to provide architectural and structural design services for a proposed $55
million senior-living campus in Springettsbury Township.
The development, dubbed Springetts
Commons, is a nine-story, 510,000-square-foot facility, slated for a
14-acre tract off Industrial Highway and Northern Way, next to a Sam's Club and
about one-half mile away from Route 30.
Core Design said the
project, pending future approval of development plans, could be done by spring
2019. However, a general contractor has yet to be hired for construction.
A conditional-use hearing was held in 2013 and 2014 for a
plan that called for two restaurant pads, a small retail center and an
assisted-living facility, according to township meeting records. But that plan
has not materialized.
An unnamed new developer is currently pursuing the latest
concept.
That plan calls for 262 two-bedroom units and 16
one-bedroom units on floors two through nine, according to Core Design. An
alternate penthouse layout includes 16 three-bedroom units, with an open-air
courtyard on the ninth floor.
The lower level would include a recreational swimming
pool and nearly 6,700 square feet of retail space, plus 84 garage parking
spaces and rentable storage areas. About 3,400 square feet of additional retail
space is included on the second floor of the design.
