J.G. Petrucci Co. Inc., which has offices in Bethlehem,
said it has begun construction on a 21,335-square-foot speculative industrial
building in the Lehigh Valley.
The Snowdrift Road Flex Center will be on 2.34 acres in the
Iron Run Corporate Center in Upper Macungie Township.
The building at 7042 Snowdrift Road will feature 24-foot
clear ceiling heights, a wet sprinkler system, drive-in loading and more than
60 surface parking spaces.
The facility will be able to accommodate single or
multitenant occupants looking for manufacturing, distribution and light
assembly uses, among others. The facility will be directly off Route 100 and
Interstate 78 in Upper Macungie Township.
“Absorption has been good for industrial properties in
the Lehigh Valley,” said Martin K. Till, regional president of J.G. Petrucci.
“The Lehigh Valley continues to attract smaller industrial firms largely
because of the excellent resources the region has to offer.
“That, combined with the fact that there are not many
smaller, newer spaces available for industrial users to lease or purchase,
makes this the right time to take on this project.”
Michael Adams of NAI Summit in South Whitehall Township
is the exclusive broker for the property.
The cost of the project was not disclosed.
