California-based
Goodman Birtcher, which has been busy developing warehouses in the Carlisle
area, is in the planning stages for two more midstate warehouses.
York
County Planning Commission officials said a land development plan was submitted
for review in mid-May for a 1.1 million-square-foot warehouse and for a second
warehouse spanning 732,000 square feet. Both would be in Newberry Township.
The
northern York County project is proposed for nearly 190 acres between the
Lewisberry and Valley Green exits on the southbound side of Interstate 83,
according to the county planning commission.
Roads
surrounding the tracts include Yorktown Road, which leads to a Kokomo's Sports
Bar & Grill, Wyndamere Road (Route 177) and Potts Hill Road (Route 392).
"The
land development is in Newberry Township, but the roads to get there are
Fairview Township," said Mike Shaffer, senior planner.
Shaffer
said his review of the plan could be completed in time for the next Newberry Township
Planning Commission meeting on June 13.
Goodman
Birtcher officials have yet to respond to inquiries about the new warehouse
proposal, including anticipated timeline or whether these industrial sites
would be built on a speculative basis.
The
company previously had plans for
warehouse space in Fairview Township.
Space abounds
As
of the first quarter, more than 14 million square feet of industrial space was
under construction — most of it being built on spec — across the greater
Philadelphia region, according to market research from CBRE Group Inc.
Central
Pennsylvania, which includes Cumberland, Dauphin, Franklin, Lancaster, Lebanon
and York counties, is the largest market in that region with more than 159
million square feet of existing industrial real estate.
Industrial
real estate refers primarily to warehouse and distribution facilities.
There
is more than 4 million square feet of industrial space under construction in
Cumberland and Lebanon counties.
