IStar Financial Inc. plans to spend tens of millions of
dollars to reposition the Residences at Two Liberty Place into a condominium
tower that would rival those found in New York.
“We want this to feel like a very luxurious building and
distinguish it from the office building,” said Cynthia Tucker, senior vice
president at iStar. “This is going to be a new building within a building. This
is brand new construction and not just a renovation.”
IStar engaged Cope Linder Architects to help it come up
with a plan that would reinvigorate the lobby, common areas and undeveloped
residential portion of the 58-story, 1.2-million-square-foot skyscraper into
something that would compete with the likes of 500 Walnut and One Riverside,
two luxury condominium projects that are under development in Philadelphia, and
even those in New York City.
Plans include a complete overhaul of the exterior
entrance and lobby. The entrance will have a new revolving door and custom-made
sconces flanking it that will serve as welcoming beacons of light, and it will
be heated so the doorman and residents don’t catch a chill while waiting for a
cab or their car.
The lobby will be better demarcated from the adjacent
office lobby of Two Liberty next door. A 17-foot walnut screen, lighted from
underneath with gentle hues to welcome residents home, will envelop the lobby
in attempt to shield it from its neighbor.
