Southern Land Co. is negotiating with the Rittenhouse
Plaza's condo owners to buy a three-story annex beside their building to
accommodate more retail space at its adjacent 1911 Walnut residential tower
proposal.
The Nashville-based developer would use the space to
extend two stories of retail planned for the Walnut Street side of the project,
multifamily development director Dustin Downey said Tuesday.
The space would likely be sectioned for use by two
restaurant tenants, said Downey, who spoke following a presentation on the
proposal before the Philadelphia City Planning Commission.
Rittenhouse Plaza board president Clare Kahn Mozes did
not respond to a phone message seeking comment.
Downey also said that his company is in talks with a New
York-based fitness center operator to lease the third floor of the anticipated
50-story tower.
Other details discussed Tuesday included the company's
plan to build over Moravian Street, which will require City Council approval.
That proposal would essentially turn the narrow street into a 15-foot-wide,
15-foot high tunnel through the project site, Downey said.
The company also revealed new renderings showing a
three-story-high facade accommodating retail tenants along Sansom Street, with
the tower portion massed over the Walnut Street side of the project.
The 342 rental apartments on the tower's lower section and
the 64 condo units on its upper floors will each have separate Walnut Street
entrances, according to the presentation.
