6-story apartment project proposed for Old City site

A developer submitted permits to start construction on the long-vacant National Products building near historic Elfreth's Alley in Old City.

The reported apartment proposal joins several other residential projects already underway in Old City

Brown Hill Development broke ground on a 17-story tower planned for 205 Race St. last month and now another developer has plans for a $23.5 million overhaul of the National Products building, according to Philly.com.

The $23.5 million proposal envisions a 192-unit apartment building with lower-level retail and underground parking. The facade will be dismantled and rebuilt to enclose the building's lower stories.

Licenses and Inspections staff are reviewing an application by the building's owner, Patriot National L.L.C. of Darien, Conn., to begin demolition at the site, Commissioner Carlton Williams said in an email.

Also planned for the historic neighborhood, a 216-unit residential property at 4th and Race streets. Initial plans for the project also included more than 180 underground parking spaces.
