Mixed-use Arcona development shifts focus to new 40-acre commercial tract

The next big piece of Arcona, a major mixed-use development being developed by Charter Homes & Neighborhoods in Lower Allen Township, is officially on the market.

East Pennsboro Township-based Landmark Commercial Realty Inc. is now marketing a 40-acre tract at the back of the traditional neighborhood development off Lisburn, Arcona and Rossmoyne roads. Thirteen commercial lots are available for sale, lease or build-to-suit.

Cygnet Properties, Charter's commercial real estate arm, is developing this part of the roughly 270-acre community with an eye on commercial, retail and office properties.

Much of Arcona today is similar to mixed-use suburban communities Charter has built in the region, including its Walden neighborhood in Silver Spring Township, with a variety of housing types and a blend of locally owned shops along tree-lined, brick sidewalks. But this large commercial area is a new twist.

It will essentially be a new retail center off of Route 15 and just minutes away from Route 581 and the Pennsylvania Turnpike, while providing Lower Allen Township residents with a more accessible option for shops and services, Landmark officials said.

More than 100 homes are finished or underway in Arcona. When completed, it will contain more than 1,000 homes and 100,000 square feet of office, retail and commercial spaces, plus about 85 acres of preserved space and 10 miles of trails.

Charter just announced national expansion plans, including new neighborhoods it is building in the Pittsburgh area.
