York's Redevelopment Authority, agreed to sell the
Pullman Apartments building on North George Street to a Harrisburg developer
for $238,000 at its monthly meeting Wednesday.
Developer Derek Dilks said he hopes to close on the
purchase within 60 to 90 days, if not sooner, and begin renovations to the
building soon after.
Pullman has 22 one-bedroom units. Dilks may create an
additional unit as part of the renovations, which he expects will take six
months or less to complete. He hopes to have the renovated units available for
lease next spring.
The renovated units will lease for between $750 and
$1,000 a month, Dilks said. He said he didn't know how much apartments at
Pullman currently lease for.
The upcoming sale means Pullman's current tenants may
have to move if they can't afford the new rent. Dilks said he'll give current
tenants the option of staying, or work with them if they need to find another
place. The help could include some financial assistance with relocation, Dilks
said without providing specifics.
"We are going to work with them to make the
transition as seamless as possible," he said following Wednesday's RDA
meeting. All of Pullman's current tenants are on month-to-month leases, he
said.
Dilks said he plans to meet with the existing tenants
after he closes on his purchase of the building.
"I can't do much until I have possession of the
property," he said.
Dilks said he plans to replace the kitchen, bathroom and
flooring in each of Pullman's 22 apartments and install a washing machine and
clothes dryer in each unit. The planned renovations also include replacing the
building's roof; heating, ventilation and air conditioning system and some of
the windows.
The RDA board Wednesday also approved a new agreement
with Dilks giving him an option to buy the Elm Terrance Apartments at 450
Madison Ave. for up to $634,000. The RDA board also agreed to enter into a
redevelopment agreement with Dilks that would ultimately result in him
purchasing the former Citizens Bank building on Continental Square for
$400,000.
Dilks said he is "actively talking" to two
prospective tenants for the Citizens Bank building, one of which is interested
in opening a restaurant-cafe there.
