Proposal for Fairfield Inn opposite Dutch Wonderland makes progress



A proposed Lincoln Highway East hotel is moving closer to reality, with its developer winning a key zoning decision, purchasing the site and submitting a land-development plan.

Springwood Hospitality intends to develop a Fairfield Inn & Suites by Marriott at 2270 Lincoln Highway East, opposite Dutch Wonderland in East Lampeter Township.


As LNP reported in December, Springwood’s 118-room, five-story facility would cost an estimated $11 million to develop and furnish.

The property’s existing building of 6,100 square feet most recently was home to the Arigato Japanese Steak House. Before that, it was Lapp’s Family Restaurant. The building would be razed for the hotel.

Zoned C-2 commercial, the 3.46-acre property is between the Lancaster Host Resort and a Country Inn & Suites by Carlson.

Progress on Springwood’s proposal is coming on a monthly basis.

In February, Springwood won a special exception from the township Zoning Hearing Board to build the hotel 62 feet tall, when the site’s C-2 commercial zoning allows 40 feet.

This month, Springwood bought the property for $1.55 million from Duong & Nguyen LLC, NAI Commercial Partners announced. NAI’s Tom McDermott and Paul Fulmer handled the sale.

Next month, Springwood’s land development plan for the hotel is scheduled to be considered by East Lampeter Township, said Tara Hitchens, the township’s director of planning and zoning officer.

The township Planning Commission is set to weigh the plan at its April 14 meeting. The plan then would go to the township supervisors at their April 20 meeting for a final decision, she said.

The new Fairfield hotel would be the eighth for Springwood. Its portfolio includes a nearly identical Fairfield hotel that opened in Hershey in April 2013. Springwood Chief Executive Officer Dave Hogg could not be immediately reached for comment on Wednesday.
