Company buys land in Delco for new $15M manufacturing plant



New Hudson Facades is building a new manufacturing plant on this site in Delaware County

New Hudson Facades has acquired 13 acres in Linwood, Pa., for about $2.5 million and plans to construct an estimated $15 million, 180,000-square-foot manufacturing plant.

The company will employ 168 people at the facility once it's up and running.

The parcel is at Columbia Avenue and Blueball Avenue in the Chichester Business Park. Steve Italiano of Italiano Commercial Real Estate represented the seller and developer of the project. Paul French of Avison Young represented the buyer. The sale of the ground closed in the fall but the transaction is just coming to light now when, in the waning days of the Gov. Tom Corbett's administration, disclosed that the Pennsylvania's Department of Community and Economic Development arranged a financial package for New Hudson Facades.

New Hudson was given a $500,000 Pennsylvania First Program grant, $504,000 in Job Creation Tax Credits, a $75,000 WEDnetPA grant to train its workforce, and a $2 million loan from Pennsylvania Industrial Development Authority. The company can also seek a nearly $2 million low-interest loan from the state's Machinery and Equipment Loan Fund.

New Hudson Facades is a joint venture between Related Cos., a real estate development company, and M. Cohen and Sons Inc., a Delaware County maker of curtain wall systems used in the construction of new buildings. New Hudson Facades will provide its product for Related's development projects including its 17-million-square-foot project at Hudson Yards in New York.
