Paper company to construct new building

Royal Paper Co., which maintains operations in Coatesville, Pa., is having a new facility built at another location in Chester County.

E. Kahn Development Co. will soon begin constructing a 180,000-square-foot building on Clover Mill Road in West Whiteland for the company. Royal Paper now operates out of a 92,400-square-foot building at 99 N. Caln Road in Coatesville.

Tom McMahon of Zommick McMahon Commercial Real Estate Inc. has been retained to try to sell the Coatesville property. The building, which sits on six acres, could be either a redevelopment opportunity or reused in its current condition, he said. It is listed for $2.1 million.

If an investor is looking to launch a redevelopment or even new construction, the property falls into a local economic revitalization tax abatement, or LERTA, zone. That gives a developer breaks on taxes for development projects or even major renovations. The property’s zoning would allow multiple uses including how it is currently being used.
