The Center City building that houses SEPTA’s headquarters
has large swath of vacant space that has become available for the first time in
a decade.
The 20-story, 672,143-square-foot structure at 1234 Market
St. has about 70,000 square feet of empty space across three floors. Some of
the space came available through the agency consolidating operations and other
portions had been subleased and those tenants have relocated out of the
building, said Michael Gallagher of Flynn Co.
Gallagher, Brendan Flynn and Doug Himmelreich are handling
the leasing and property management of the building.
The entire third floor totaling 36,075 square feet is
vacant, the entire 20th floor at 33,114 square feet as well as 9,695 square
feet on the 18th floor.
Gallagher thinks tenants priced out of the West Market
office submarket might be attracted to the space as well as those who want to
be near all of the development activity planned for the East Market Street
corridor.
“There’s a significant amount of momentum on this side of
town,” Gallagher said.
SEPTA bought the building in 1993.
