Philadelphia: Ground breaking set for new Center City apartment tower



Aquinas Realty Partners is scheduled to have an official ground breaking next week on a new 12-story apartment building at 2021 Chestnut St. in Center City.

The Philadelphia developer is scheduled to break ground April 9 on the building that will have 110 units and street level retail space. As with many of the other newly constructed apartment complexes, the property will have a series of amenities including a fitness center, dog wash, roof deck with hot tub, fire pits, among other services. BLT Architects designed the building.

The redevelopment authority sent out a request for proposals on the property, which is the site of an old YWCA.

On that same part of Chestnut Street, the Philadelphia Housing Authority sought out ideas for the potential redevelopment of three prime properties at 2012, 2014 and 2016 Chestnut St. It issued a request for proposals in December and declined to disclose who submitted proposals by its Feb. 7 deadline. However, based on its previously released schedule, a developer should be picked sometime next month.

One property, 2012 Chestnut St., once served as the agency’s executive offices and housed some of its other departments. PHA moved in the late 2000s and the building has been vacant ever since. The other two properties, 2014 and 2016 Chestnut, had been used for parking. They are also vacant.

While PHA didn’t say what uses it envisions for the properties, it believes a redevelopment may involve mixed-use, office, commercial or residential. PHA would continue to own the properties and arrange a ground lease with the selected developer.
