A nearly 2 million-square-foot warehouse could be rising on
former Bethlehem Steel land if the project gains approval from Bethlehem’s
planning commission.
Majestic Realty Co., the developer for the property at
Majestic Bethlehem Center, a 441-acre intermodal business park near Interstate
78 and Route 412, filed its plan with the planning commission.
"They haven't informed us who the user would be,"
said Tracy Samuelson, assistant director of the Bethlehem planning bureau.
"They [Majestic Realty Co.] own all the buildings and rent them out."
The developers could go before the commission by May at the
earliest, said Darlene Heller, director of the Bethlehem planning bureau.
The overall subdivision plan shows the proposed warehouse to
be the third building in a six-lot subdivision. The land is on Commerce Center
Boulevard next to industrial property owned by Lehigh Valley Industrial Park
Inc.
Lots one and two are developed, with the first warehouse
completed and a portion leased to Crayola, with the second building under
construction. The first building is 800,280 square feet, the second is
1,193,400 square feet and the third proposed building is 1,944,800 square feet.
The proposed warehouse is the biggest not only in Bethlehem
but in the Lehigh Valley, according to an expert in warehouse and distribution
facilities.
"That would probably be the largest one in the
Valley," said William Wolf, executive vice president of CBRE Inc. of
Fogelsville. "It's very difficult to find a site that large."
While the developers may not have a user yet, they could be
prepared to move quickly and could take seven to nine months to finish the
facility, Wolf said.
"They may not have a tenant for the facility but they
are preparing themselves to move quickly," Wolf said.
The second building is under construction and leased to
Wal-Mart Stores Inc., Wolf said.
Majestic Realty could not be reached for comment in time for
this report.
