When most people hear the name J.P. Mascaro & Sons, they
think of waste hauling.
But the Norristown-based company, which has a Lehigh Valley
division, also has an investment entity, M.B. Investments.
It's that entity that's leading the charge to bring The
Shops at St. Mark's Square to Birdsboro. Construction will begin immediately,
and the project is expected to be completed by late November.
Frank A. Sau, director of communications for Mascaro, said
M.B. Investments has been in existence for most of the company's 50 years. It
is the entity that buys and develops properties, such as satellite offices and
recycling facilities that Mascaro owns and operates.
This project is the first time the company is developing a
site for purposes aside from its own business.
"It's been a need in the Birdsboro and Exeter
communities for some time," Sau said.
Birdsboro has been without its own supermarket for several
years, and this project will include a 25,000-square-foot supermarket to be
operated by Boyer Food Market Inc.
Sau said the community had been looking for a business
partner to move such a project forward for some time.
Mascaro has a disposal facility and a large presence in the
community, Sau said, and company owners saw the project as an opportunity to
give back to the community with a project that will also generate revenue for
Mascaro.
According to Sau, the project is being built on five acres
of land that Mascaro recently bought from St. Mark's Lutheran Church.
Besides the grocery store, there will be 10,000 additional
square feet of retail space for other businesses.
Sau, said this project is likely a one-off deal for Mascaro,
and the company has no intention to branch off into land development. This was
simply a good opportunity, he said.
